Service Areas: Port Charlotte & Southwest Florida

Port Charlotte is the center of our service area. From there we build and remodel across Charlotte County and north into North Port and Venice.

How Far Our Service Area Reaches

Our office sits on Pinnacle Street near Charlotte Harbor, close to the middle of Charlotte County and a few minutes from US-41 and the Peace River bridges. From there our service area reaches about 50 miles, and the heart of it is Charlotte County and the southern half of Sarasota County — the communities where Brian Brunderman has been building since 1987.

Drive times inside the area are short. Punta Gorda is just across the Peace River bridges, North Port is roughly twenty minutes north, Englewood is about half an hour west on State Road 776, and Venice is around thirty-five minutes up I-75. That proximity matters on a construction project: site visits, inspections, deliveries, and problem-solving happen the same day instead of whenever a crew can make the trip.

Charlotte County

This is home. Port Charlotte holds most of the more than 200 homes we have built, on the platted lots and canals laid out in the late 1950s. Punta Gorda, the county seat and its only incorporated city, brings sailboat-access waterfront in Punta Gorda Isles and Burnt Store Isles and a historic downtown. Out west are Englewood, Rotonda West, Cape Haze, Placida, and Boca Grande, where coastal flood zones shape every plan; to the east are Deep Creek, Harbour Heights, Babcock Ranch, and rural acreage. Our Charlotte County page covers the whole county area by area.

Southern Sarasota County

Just north of the county line, North Port has more vacant platted lots than almost anywhere in Florida, which makes it a build-on-your-lot market with well, septic, and site work to plan. Further up I-75 and US-41, Venice, South Venice, Venice Gardens, Nokomis, and Laurel are primarily remodeling markets, with city historic districts that review exterior changes and older block homes ready for new kitchens, baths, and impact-rated windows.

Smaller Communities Inside Our Area

Beyond the five service areas above, we regularly work in Lake Suzy, Charlotte Harbor, El Jobean, Murdock, Gulf Cove and South Gulf Cove, Grove City, Manasota Key, Burnt Store, Warm Mineral Springs, and Osprey. If you are not sure whether your property is inside our service areas, call (941) 276-0305 — we are available 24/7 — and ask.

Why Local Knowledge Matters

The Florida Building Code is statewide, but almost everything else about building is local. Port Charlotte, Englewood, and most of Charlotte County are unincorporated, so permits run through Charlotte County Community Development; Punta Gorda, North Port, and Venice each run their own building divisions, and the rest of the area falls to Sarasota County. Flood zones, utility availability, deed restrictions, and historic-district review change from one neighborhood to the next. Four decades of working across this region means we have dealt with nearly all of it before, and we plan each project around those rules from the first conversation.

The Same Standard Everywhere

Whichever community you live in, the house gets built the same way. Our motto is houses shouldn't break, and in a hurricane region that means concrete block, a continuous load path from the roof to the footing, impact-rated windows and doors, and floors set at or above the flood line — in Punta Gorda Isles or on a North Port lot alike.

FAQ

Service Area Questions

How far do you travel for a project?

Our service area reaches about 50 miles from our office near Charlotte Harbor. In practice most of our work is in Charlotte County and southern Sarasota County — Port Charlotte, Punta Gorda, Englewood, Rotonda West, North Port, and Venice.

My town is not listed. Can you still help?

Probably. The communities on this page are the ones we work in most, not the only ones. Call (941) 276-0305 with the address and we will tell you right away whether it is inside our area.

Does it matter which county or city my home is in?

It does, because permits, flood-zone administration, and zoning rules are handled locally. Unincorporated Charlotte County, the City of Punta Gorda, the City of North Port, Sarasota County, and the City of Venice each run their own building departments. We work with all of them and confirm the jurisdiction for your address before design begins.

Do you build hurricane-proof homes in every service area?

Yes. The whole region sits in the Florida Building Code wind-borne debris region, and every home we build — anywhere we work — gets concrete block construction, engineered roof connections, impact-rated windows and doors, and correct flood elevation.
